Drain unblocking in Brussels: the complete guide to methods, prices, who pays and insurance
Short answer: In Brussels, try a plunger first and shut off the water if it overflows; if water rises elsewhere or the blockage returns, a professional chooses between a snake, jetting and a camera. The price depends on the method, the time and VAT: ask for it in writing. In rentals the cause decides who pays; insurance mainly covers damage, not unblocking.

A simple blockage: first steps before you call
A blockage affecting a single fixture can often be cleared yourself: stop using it, shut off the water if it overflows and note which outlets are affected. If several fixtures back up, stop: the cause lies further along the pipe.
| Symptom | First move | Read more |
|---|---|---|
| Blocked toilet, one fixture only | Flanged plunger, then hot (not boiling) water; avoid corrosive chemical cleaners | Blocked toilet: what to try before calling; Blocked toilet in Brussels |
| Sink, basin or shower slow or blocked (grease, hair, soap) | Stop using it; remove and clean the trap if you can reach it | Drain unblocking page |
| Water rising elsewhere, several fixtures affected, gurgling, sewer smell | Stop using water; the blockage is probably downstream (stack or connection); tell the landlord or building manager | Blocked drain: who pays? |
| Wastewater overflowing | Shut off the water supply if safe, do not touch wet electrical appliances, take photos | Drain unblocking in Brussels |
Plunger, drain snake, jetting, camera: which method and when?
The method depends on how deep the blockage is and how often it returns: start with the simplest and step up if it comes back. The figures below are Belgian market benchmarks, not FUSE SERVICES rates.
| Method | How it works | When to use it | Price benchmark |
|---|---|---|---|
| Plunger | Manual pumping that dislodges the blockage | Simple toilet or sink blockage | Household tool, no professional fee |
| Drain snake (manual or electric) | A coil that breaks through or pulls out the blockage | Blockage close to the outlet (sink, basin, shower, toilet) | roughly €80 to €200 |
| High-pressure jetting | High-pressure water that cleans the pipe walls | Deep blockage, grease, limescale, roots, a blockage that keeps returning | roughly €150 to €350 indoors; more for an outdoor collector |
| Camera inspection | Footage from inside the pipe | Unknown cause, recurrence, suspected sag or roots, dispute over the cause | roughly €150 to €300; some sources go up to €350 |
If the blockage returns after a snake has been used, ask for jetting or a camera instead. The method-by-method detail is in the drain unblocking price guide.
What unblocking costs: what matters and how to compare quotes
The total depends on the method, how deep the blockage is, access, the time of day and what is included (call-out, camera, VAT). Two amounts are only comparable if they cover the same job on the same basis, excluding or including VAT.
- Give every contractor the same description: which fixtures, since when, with photos.
- Before the visit, ask in writing for the price or range, the planned method, whether travel and any camera are included, and whether the amount is excluding or including VAT.
- Ask whether the evening, night, weekend or public-holiday surcharge is a fixed amount or a percentage: Belgian sources do not agree.
- Have the price of any extra work confirmed in writing before you authorise it.
- Ask for an itemised invoice stating where the blockage was and its cause: it will help the landlord and the insurer.
The price barometer consulted runs from about €80 for a trap or shower to several hundred euros for a full pipe cleaning (€80 to €600 excluding VAT according to DrainUp). VAT: according to FPS Finance (FR), 6% may apply to eligible repair or maintenance work, excluding cleaning, in a home occupied for at least ten years and used mainly as a private dwelling. Unblocking may be treated as cleaning or as repair: ask which rate is applied and have it stated on the invoice.
Tenant, owner or co-ownership: who pays?
As a rule, a blockage caused by normal use (grease, hair, paper, wipes) falls to the tenant, while age-related wear, a broken waste pipe or a shared part falls to the landlord or the co-ownership. The cause established in writing settles it.
- Brussels: according to be.brussels (FR), tenants handle upkeep and tenancy repairs except where age-related wear or force majeure is the cause; the landlord pays, among other things, for "the repair of broken waste pipes". Neither party can override the official list.
- Flanders: the split depends on when the lease was signed (before or since 1 January 2019), as vlaanderen.be (NL) explains.
- Apartment building: according to SNPC (FR) (sponsored article), a blockage in a private part generally falls to the tenant and in a common part to the building manager; if the origin is unclear, have it located by camera before paying.
Tell the landlord in writing and keep photos and an itemised invoice. The situation-by-situation table, the template letter and regional differences are in the "who pays" guide.
Insurance: what does it cover for a blocked drain?
Home insurance generally covers accidental water damage, not the repair of the pipe that caused it nor maintenance unblocking. In most cases it therefore reimburses only the consequences of a blockage (a stained ceiling, a damaged floor), after the excess.
According to Assuralia (FR), damage accidentally caused by water and the costs of limiting the loss are covered; repair of the appliance or pipe that caused the loss, and damage due to lack of maintenance, are in principle excluded. Tenants should be insured for their tenant's liability; in a co-ownership the building manager takes out a collective policy. SNPC (FR) notes that maintenance and preventive unblocking are not covered.
Take photos, report quickly and keep the invoice. The steps with a neighbour are set out in the neighbour water-damage guide.
Prevention: avoiding the next blockage
The best unblocking is the one you avoid: put only water, soap and toilet paper down the sink or toilet. According to VIVAQUA (FR), wipes, cotton buds, sanitary products, frying oil and fat, and food scraps block internal pipes and sewers.
- Wipes, cotton buds and sanitary products: in the bin, not the toilet.
- Frying oil and fat: in a sealed container, taken to the recycling park.
- A drain strainer in the shower and sink, emptied regularly.
- Slow drainage or gurgling: report it early, it is a warning of a blockage.
- Preventive jetting: SNPC (sponsored article, written by a drain-cleaning company) recommends a visit every 1 to 2 years in Brussels because of hard water; it is not a legal obligation and depends on the installation.
