What the law requires in Brussels

What Brussels requires is the periodic PEB check of gas, oil and solid-fuel boilers, and of gas water heaters. The check includes servicing the appliance and verifying that it works properly, safely and efficiently.

It must be done by a PEB boiler technician approved by Brussels Environment: GI or GII for gas, L for oil. A check is also required after certain work on the combustion side (adjusting, repairing or replacing the burner). If the check is not done on time, the person responsible risks a penalty; the official page does not give the amount.

The interval depends on the fuel: every 2 years for gas, every year for oil and solid fuel (wood, pellets).

Price guides (Luminus) give the same interval. For Brussels, the official Brussels Environment page sets 2 years for gas; the 3-year figure seen on some sites applies to Wallonia.

For a one-off service, Luminus quotes €150 to €200 excl. VAT for gas and €150 to €250 excl. VAT for oil; AVS Service quotes €110 to €175 incl. VAT for gas and €150 to €250 incl. VAT for oil. The two sources do not use the same VAT basis, so the figures cannot be added or compared as they stand.

Servicing, PEB check and descaling: what is the difference?

The PEB check is a legal requirement that includes servicing; descaling is a separate technical job aimed at limescale in the water circuit.

• PEB check + servicing: cleaning, combustion adjustment, safety and efficiency checks, certificate issued.
• Descaling: treating limescale on the heat exchanger or the hot-water circuit. It is not part of the official description of the check and is usually requested as an extra.

What changes the price

Price depends first on the fuel (oil costs more than gas), then on power and appliance type (condensing or not).

• Contract content: basic plan, comfort with priority call-out, or all-inclusive with parts.
• Parts and repairs: often billed separately if the contract does not cover them.
• Excl. or incl. VAT: compare amounts on the same basis, as the VAT rate depends on the home's situation.
• Travel: check whether it is included in the quoted price.
• Age and accessibility of the boiler.

What to check before calling a professional

First check the date of your last certificate and your boiler's fuel: this tells you whether a check is due.

1. Find the certificate from the last PEB check.
2. Ask the technician for their PEB approval (GI/GII or L) before booking.
3. Get a written quote detailing servicing, any descaling, parts and travel, stating whether VAT is included.
4. Compare at least two quotes.
